Construction info
The villa has been planned, following the characteristics of Jugendstil, true to the era,
putting main emphasis on seamlessly swerving lines.
A real historical masterpiece
The three-floor brick building is covered with a high red stone gable roof that are decorated by curved skylight windows. A compact spacious composition is dominating, which is dependent on the building’s internal structure.
The mid-part of the western façade is emphasised by a room-wide dormer, finished with a Baroque headpiece, added to which is a balcony leaning on two stylised heavy pillars and corner piers.
Unique architecture
Around 125 years ago, a grand Jugend-era manse was raised in Viljandi - Villa Doll.
The building has all stylistic traits characteristic to the era:
curves characteristic to nature –
a non-symmetrical form, which consists of parts leaning forward or receding –
curving door and window openings –
fantasy-rich ornaments –
History meets contemporary time

Access and yard area
In the yard, a separate building has been planned, where you can purchase a personal storeroom. There is also a joint storeroom in the main building’s staircase hall. There are two cycle parks in the yard. There, you can store a vehicle that is often used and why not kids’ bicycles or a cargo bike that is very comfortable for getting around in town and which is becoming ever more popular – there is plenty of space for this!
In the house’s private backyard, we will create a special place for leisure with lush greenery and pergola, which is not discernible from the street and where you don’t sense that you are actually in the heart of the town.
Playful Jugend style
In internal design, the rich Jugend style strives towards light and spaciousness.
The solutions became more playful. Details could be lush or lack at all.
Jugend style valued a complete solution of the interior.
All this may be found in Villa Doll. It has been a marvellous source of inspiration
which caused all parts to create a symbiosis of the old and the new.
Of course, there existed a fear that with too much eager for repair, the dilapidated spooky castle may turn into a decorated and cold new development. The dream was to preserve the old
and real atmosphere.
Minimalistic but classical
The starting point was to preserve as minimalistic and classical line as possible when adding new constructions and details, which would also be timeless. When creating the apartments’ plan solution, people’s contemporary habits and needs were tried to be taken into account, while maximally preserving the existing constructions and spatial planning. Besides high ceilings and spacious rooms, the building also has telling historical details and plenty of finishing layers on the walls. All this come at the price of gold.
When selecting new materials, only traditional were selected: timber, glass, ceramics. The most difficult part was combining the existing and new so that a complete and discernible atmosphere would be preserved.
when connecting the old and the new, a captivating result is created. You only have to listen that the house tells with its history and construction art. We hope that it succeeded!
You may be sure that you receive a valuable property. There are only 20 apartments. First come, first served. As a bold developer, I wait for bold buyers.
